Our rental rates at Stratton are based on the nightly weekend rental fee. All rentals are subject to:

a 15% tax and service, consisting of a 9% Vermont occupancy tax plus a 1% Stratton occupancy tax plus a 5% service charge
-
a 3% additional late reservation charge is added for rentals less than 2 weeks away for credit card processing
-
an exit cleaning fee of $174 to $400.
-
a security deposit (returned after exit cleaning, phone bills and inspection) usually equal to one night's rental
-
a charge of $10.60 per person per day to use the Stratton Sports Center
-
a minimum stay (always at least two nights, generally three nights for a weekend rental, four for a holiday rental)
Nights during the week are offered at a discount to weekend nightly rates. Typically they are 20% to 40% less.

| Mountain Watch and Village Watch Rates and Available Dates:
Rates vary by individual condominium. A two bedroom Mountain Watch or Village Watch unit may be priced at $550 to $1000 per weekend night. Two bedroom units may be purchased in this complex for $500,000 to $750,000, and rental rates are relatively proportional to purchase price.

A slope facing end unit that is "owner-occupied" is $900 per night weekends and holidays.

A smaller unit on the ground floor facing the parking lot is $650 to $800 per night.

A three bedroom 2 bath unit is $1100 per night.

Units in a "rental pool", i.e. units that are continuously rented, may be priced lower.

| Specific Rates for a Mountain Watch Penthouse Condo
Nightly rates are typically $1,500 to $1850 per night. Minimum stays are a four night minimum for a holiday, and a three night minimum for a weekend. Typical Mountain Watch Penthouse 1 rates are:
- Holiday: $1,600 for the first four nights, $1,400 per night thereafter
- Weekend: $1,600 for the first two nights, $1,400 / night for the third, $1,150 for the fourth and fifth night.)
- Plus 15% tax and service and exit cleaning of around $300
- 3% additional service and credit card fee for check-ins within 2 weeks of rental
Village Watch Penthouse 2, with an added bedroom in the loft, is an additional $200 per night.
Examples of total stay:
- Four night holiday example: $1,600, $1600, $1600, $1600 = $6,400 plus $960 (15%) plus $300 = $7,660.
- Three Night Non-Holiday Weekend: $1600, $1600, $1400 = $4500 plus about $675 plus $300 = $5,475.

Weekrate example: $1150, $1150, $1150, $950, $950 = $5350 plus about $1100 = $6,400.

Seasonal Rental (if available): $70,000 plus 6 months utilities and condo fees (about $7,000)

Most weekend stays are three night minimums and Holiday stays are 4 night minimums. There may be a higher nightly rate, for a 2 night stay, when they are available.

| Condo Rules: - No Pets, - No Smoking - Leave Shoes and Boots in the Hallway.
The condos and homes we rent are owner occupied. Some are made available for only a few weekends. They should be left broom clean, garbage removed and dishes away, just as if you were visiting a friend's house. For a complete list of condo rental questions, click here.

Bring warm and waterproof clothing
|
Remember, while Stratton can provide the scheduled events, this is Vermont. There can be rain, ice, or piles of snow. Sometimes all in one day.
Just look at the weather one day in January. Snow turned to rain, which turned to ice, and then it turned back to 3" of snow with a dusting of ice pellets on top ... and then two days later, the big dump arrived. (There is a Jeep under the snow in the picture.)
It can be warm (relatively) in the afternoon and 5 degrees at night. So be prepared. Bring warm and weatherproof clothing. Come in often in the freezing cold. Check faces for frostbite when it is zero degrees and windy.
There are no refunds due to the weather. In almost all of the Stratton condos, there is a warm fireplace, and plenty of things to do. In the Mountain Watch Penthouse, there are games for the family ... and also extra windshield scrapers and windshield washer fluid for the road.
